April 23rd, 2009 by admin, Filed under - Home Improvement Tips

In the article “Home Modification for Older Adults“  the author who besides being a licensed Real Estate Agent also is a licensed nurse and highly qualified in both the field of health and safety and also property sales and development. In this informative article she goes over very important but often overlooked issues about home health and safety issues for the older adults which also applies to everyone that owns or rents a home.

Topics include, electrical safety and the use of GFCI outlets and wiring inspection, proper locks for doors and windows, along with basic home inspection and repair for safety and health.

While home safety issues are important for all age groups, it is of increasing importance for the elderly as eye sight and reflexes and not as good when younger.

Most basic inspections for these health and safety issues can be done by the home owner and then they can seek the services of a professional home repair or remodeling company. For advanced inspections, a professional home inspection service should be sought out to provide an in-depth detailed inspection of your house.

Home Renovation Strategies

Renovating your home can be a costly and stressful project. But if it is done properly it is an investment that will more than pay for itself. Here are some tips to consider before taking the plunge in remodeling your home.

Budget for overspending: That is to double the cost your contractor or architect quoted for the job after detail discussion and contracted price. Have a realistic budget in mind. A good contractor will want to work with you on a design that is within your scope.

Spend more to ensure that products being use will last a long time.

Use your own saving for the renovation: Don’t get a line of credit or using home equity loan. No upgrade is worth the risk of losing your home.

Check out the contractor’s past clients, visit current projects on site, and also verify that recent project went well.

Keep communication open. If you are unhappy with something that is being done during the remodeling process, speak to the person in charge of that project.

Understand the charges your architect or builder may charge. Ask whether that includes added professional consultants for the job.

Get the renovation permit in your name, not the architect or the builder’s. If there are future problems and the architect or the builder no longer works for you, the work might have to wait until you reapply for new permit.

Real Estate Investment Advice

Aim for a place you can afford with a monthly mortgage that leave you enough money for saving and emergency cash fund that could cover up to eight months of living expense. Add about 40 percents to cover home insurance, utilities and repairs to your monthly mortgage payment.

Check into buying a townhouse or condominium apartment. They are usually less expensive than a single-family home and you will pay a separate monthly fee known as maintenance that covers shared expenses such as the gardener, security, and helping common areas ship-shaped. Ask about how many times the fee has been raised in the past 5 years and by how much, so you can get decent idea of what to expect down the road. Choose condominium where at least 90 percent of the owners live in their units rather than rent them out. It makes sense in term of community and affects the resale value. You need to be careful and thorough. Get a real estate lawyer to make sure there aren’t any lawsuits against the owner or any other legal problems. Also check how sound proof your unit is before signing the contract.

The absolute safest mortgage is a 15 or 30 year fixed-rate loan.

If you are 50 years old and intend to live in your home forever, then try to get the mortgage paid off before you retired. The biggest cost in retirement will be housing. If your mortgage is paid off before you retire, you will have reduced your income needs.
